SCOTTSDALE HOUSE

A private membership community, Scottsdale House occupies approximately forty walled, landscaped acres at the foot of Camelback Mounta near the center of Scottsdale. Two hundred-sixty-three member-owned re dential units surround a clubhouse with dining room, cocktail lounge, private dining and card room, library, billiard room and beauty salon. Additionally the Gould Building, constructed in 2001, houses a state of the art fitness room as well as a 1500 sq ft activity room. The entire property rests on leased land. The lease expires in 2065 and provides for periodic rental adjustments. Members enjoy an oversized pool, a spa, sauna room and various recreational facilities. A staffed twenty-four hour gatehouse controls all vehicular traffic into the grounds and a night patrol of the entire property. 

MEMBERSHIP Membership in Scottsdale House, a not for profit corporation, is a prerequisite to ownership of a residential unit. Persons desiring membership file an application and appear in person before the Membership Committee. There are no age restrictions for residents, however, there are no play facilities for children nor care by Scottsdale House personnel for the handicapped aged. Residents should have adequate financial means to maintain a standard of living commensurate with the character of the community and to meet their share of the cost of maintaining Scottsdale House. New members are required to sign a form stating their understanding and willingness to abide with the Book of Rules, as well as the Corporate Bv-Laws. 

OCCUPANCY OF APARTMENT Notice of occupancy of a unit by an individual or individuals other than the owners must be reported by the owners or other agent to the Manager within twenty-four hours of occupancy. Renters are considered guests of the owner and must abide by the same rules as members. All rentals are subject to an administration fee to be paid by the owner in an amount to be determined from time to time by the Board of Directors. A unit may be used only as a private residence. No trade, business, manufacturing or profession may conducted therein. Please see that this Book of Rules is read by your guests or anyone occupying your unit in your absence.

                     RULES

AUTOMOBILES AND PARKING  Drivers of all motor vehicles must observe a 15 mph speed limit within Scottsdale House grounds. A resident has exclusive right to the carport space associated with his or her sublease. Residents should use this carport space except when visiting other residents, attending functions or visiting the clubhouse. Guest parking is primarily reserved for Scottsdale House guests and may be used by a resident owning a second motor vehicle. Possession of more than two (2) motor vehicles on the grounds of Scottsdale House is not permitted except in unusual circumstances with approval of the Manager. Parking spaces are limited and the Manager is empowered to levy a fine against violators. * All motor vehicles must be licensed and in good operating order. Any vehicle inoperable, in a state of disrepair, and not moved for two (2) weeks will be considered abandoned. Such vehicles will be subject to towing and impoundment at the owner's expense. If a car is left in an assigned space during the resident's absence from Scottsdale House, it is the owner's responsibility to see that the car is kept clean. In the absence of a resident, a set of automobile keys must be left with the Manager and Scottsdale House staff is authorized to move the vehicle if deemed necessary. Car washing is not allowed anywhere on Scottsdale House grounds. Street parking behind parking spaces is prohibited. Parking spaces should be used in such a manner as not to interfere with access to the adjoining spaces or be a hazard to traffic. No motor homes, campers, trailers, or boats may be parked on the grounds overnight and are not permitted on the grounds on Sundays. Vans, trucks and RV's may not be over 16 feet long. Motorcycles must have approval of Board of Directors and must comply with motorcycle rules on file in the Manager's office. Golf carts are not permitted on Scottsdale House grounds except for staff use. Any exceptions to the above rules must be approved by the Manager. 

OUTSIDE CONTRACTORS Outside contractors or commercial persons will be permitted entry Monday through Saturday, between the hours of 8:00 a.m. and 6:00 p.m. Please be considerate of your neighbors and let them know if you are contracting any work which will be heard between units. Contractors must park in uncovered parking spots.
