COMMON AREAS Riding bicycles, or the use of skateboards, roller blades or skates and similar devices is not permitted on sidewalks, in the clubhouse or pool areas.

Motorized scooters for the handicapped are permitted on all sidewalk a but should not be driven into the Clubhouse or on the apron of the pool nor left on common grass. 

Sunbathing is not allowed on common ground except in the pool area. Appropriate clothing for walkers includes shirts. Chairs and lounges may not be left unoccupied on common ground except in pool area. 

Antennas or satellite dishes may be placed on the roof out of direct view no higher than three (3) feet. Satellite dishes may not exceed 18" in diameter. Cable TV does not require an antenna. Wires for cable TV must be installed under guidance of Scottsdale House's Property Maintenance Supervisor. Flagpoles are allowed within the confines of the patio and must not be higher than the flat roof of the building. Only the American flag may be flown and may not be larger than 3' x 5'. 

Hanging decor on exterior walls is not permissible; only on the interior walls of patios. 

No plastic flowers or empty pots are allowed on common ground. Small annuals may be planted in front shrub beds at the owner's expense. Any changes to existing landscape must have Board approval and become the property of Scottsdale House. No signs or flyers may be posted on common ground or distributed to residents' units, including "For Sale" or "For Rent" signs. Signs for sale of house items may be posted on designated bulletin boards in the laundry and mail ro There are specific rules regarding Estate Sales on file in the Manager's office. Christmas or Hanukkah decor is allowed on patios and in the front of hi between Thanksgiving and the Sunday after New Year as long as they are not objectionable to neighbors. This decor may be subject to the discretion of the Architectural Control Committee and must be removed within ten (10) days of the holiday. 

FRONT STOOPS Front stoops may be individualized subject to the discretion of the Architectural Control Committee. Stoops may be tiled. Green or Sand outdoor carpet may installed and must be kept in good condition or replaced at owner's expense. 

NOISE Avoid excessive noise at all times, whether in residences or otherwise. Be considerate of neighbors. Over-loud TV'S, radios, dishwashers and disposal are particularly annoying. * See VIOLATIONS pg. III.

POOL The swimming pool, spa and sauna are open from 5:00 a.m. until 10:00 p.m. nightly. Customary rules pertaining to the swimming pool are posted at the pool. Please see that family and guests adhere strictly to these rules which are geared to the safety and pleasure of all. Cover-ups are required to and from the pool. Pets are not allowed in the pool area! 

PATIOS Residents have the exclusive right to use and occupy the patio appurtenant to their unit. Residents are responsible for the appearance and general maintenance of their patio. Patios must be kept clean and free of all debris. Boxes and household items may not be stored on patios. No laundry or clothing may be on the patio or over the patio wall at any time. Fountains are permitted on patios, if the noise emitted is not objectionable to neighbors, but must not be over the height of the patio wall. Planters must not be left on patio walls empty or with dead flowers in them and must be removed from the walls when owners are not in residence. Planters may only be placed on common patio walls if not objectionable to neighbors. Barbecues, either charcoal, propane or electric, are permitted on patios, but should be positioned in an open area and not under roofs or overhangs. If a patio is not kept clean and free of excess items, the Manager will instruct the grounds staff to clean the patio at the expense of the owner. Lack of compliance subjects the owner to a fine. *

PETS Owners are responsible for the action of their pets at all times. Not more than two (2) pets are allowed within a unit. Maximum weight for each pet is 50 pounds except for assistance dogs. Animals must be leashed or caged at all times when outside the unit. A maximum six foot (6') leash is allowed. All droppings must be picked up immediately and disposed of properly. Owners will be charged for any damage caused by their pet. Pit bulls and Rottweilers are strictly prohibited. The Board may restrict additional breeds that are determined to be inappropriate for the community, Cats are permitted only if confined to the owner's unit and are not all on common areas. Pets belonging to residents' guests are subject to the above guidelines. Renters are not permitted to have pets. No pets, other than assistance dogs, shall be permitted in any public building or in the pool area and must not be left unattended on patios. Pet rules will be strictly enforced and violations will subject the owner of the unit to fines. *
